Lead Custodian

The Lead Custodian position is directly responsible for a wide variety of supervisory, service-related, and janitorial duties, which are performed in accordance with agency policies and state regulations. The primary duties and responsibilities of this position include, but may not be limited to, the following:

ESSENTIAL FUNCTIONS


The essential functions of this position consist of the ability to hear, write, read, and comprehend what is read with or without reasonable accommodations. In fulfilling this job, one must possess enough physical mobility to lift at least 50 pounds and possess a high degree of manual dexterity.   Must demonstrate a willingness to train and coach others while representing MaxWorx in a positive manner.


SPECIFIC DUTIES


1. Support the financial and programmatic success of the Custodial Services Division by instructing and training employees in all aspects of custodial cleaning, including scheduling of services, equipment maintenance, and ordering of supplies. This includes:

A. Preparing all Custodial Services timesheets by reviewing, verifying hours and site information for the Custodial Services - Division Manager
B. Maintaining employee work discipline, an atmosphere conducive to work, and high employee morale.
C. Recommending and enacting staffing changes and shifting of employees to ensure all contract obligations are met.
D. Performing direct, hands-on supervision while working alone or along with employees at various locations.
E. Completing introductory period and annual performance evaluations of staff directly supervised (all evaluations are to be reviewed with the Custodial Services Supervisor before completion).

2 Perform quality janitorial duties, including substituting for absent employees as necessary. This includes:
A. Monitor public areas and outside areas for cleanliness and remove debris.
B. Dust mop, sweep, wet mop floors.
C. Vacuuming rugs and carpets.
D. Empty trash and replacing of liners and removal of trash to specified locations.
E. Scrub and clean restroom fixtures and keep restrooms supplied with towels and other items.
F. Dust and clean walls, doors, windows, woodwork, and other above floor surfaces.
G. Dust, clean, and polish furniture.
H. Clean elevators and stairwells.
I. Keep records and make reports.
J. Contacting customers when there is a call off and letting them decide if they prefer to reschedule the cleaning or receive credit.

3. Maintain equipment and supplies in a clean and workable order and re-order supplies as necessary and coordinate delivery to job sites.


4. Schedule all floor care work and miscellaneous cleaning requirements for all contracts. Be knowledgeable of all current contract requirements and schedule all appropriate services.


5. Act in a responsible and professional manner and obey all safety rules.

6. Respond to fire and security alarms at contracted sites which are a result of our employee errors and stay until there is a resolution.

7. Complete proper paperwork daily, such as, time sheets, work orders, additional billing, inspection reports, etc.

8. Maintain and enforce quality control standards and complete quality control inspections weekly for all contracts.

9. Perform floor maintenance duties including, shampooing and extracting carpets, stripping, scrubbing, refinishing, spray buffing and polishing floors (as available).

10. Provide job, employee, and possible contract leads to the Custodial Services Division Manager

11. Provide direct supervision and coaching to new and seasoned custodians.


12. Perform all other duties requested by the Custodial Services Division Manager

13. Maintain positive working relationships with all team members using servant leadership principles

Hours

20-25 hours per week; Extra hours may be require, including some weekend and late evening hours

Supervision

20 - 30 Custodians 

Qualifications

High school diploma or G.E.D., with two years of supervisory experience preferred. Successful completion of on-site job training program or previous custodial experience is preferred. Must have a valid driver’s license and a good motor vehicle record adequate to drive an agency vehicle.
